Lightbridge Academy, a leading educational child care center with 28 locations open and plans to quadruple its presence in the next few years, will be participating and managing a Deal Making Booth at the International Council of Shopping Centers conference in Atlantic City at the Convention Center from September 11-13.
The growing franchise brand, which received accolades this year making the Franchise 500 list released by Entrepreneur Magazine, is gearing up for new development across Maryland, New Jersey, New York, Pennsylvania, Virginia, Ohio, North Carolina and Florida.
Phil Harvey, Chief Development Officer, and Chris Weiss, VP of Real Estate and Construction, will each be there representing Lightbridge Academy to meet with potential brokers, specialty real estate agents, and developers that will be able to grow with the company as they continue to expand into new markets.
Lightbridge Academy is a great partner, and the team is focused on finding the best real estate possible, entering each opportunity with an open mind. However, they put each site through a rigorous vetting process that closely examines all area demographics and geographical qualities of the site.
“We are a great fit as a specialty lease option to be able to take over big box retail positions that have closed or downsized,” said Weiss. “We also offer developers a secure, long-term lease in a recession proof industry.”
For stand-alone buildings, the team is looking for an acre to acre and a half to accommodate 30 to 40 parking spots and an outdoor play space. They also will do end caps at shopping centers and existing building fit outs.
“We’re very diverse currently with an equal makeup of different builds, and we’re extremely flexible in the real estate that we’ll develop,” said Weiss. “Ideal sites are stand alone, but we’ll do any real estate deal that is the right fit for our multi-room centers.”
Lightbridge Academy has a solid track record of getting deals done and zero failures. One of the main demographics the team searches for in site selection is that the area has a high density in newborn to four-year-olds and higher average household incomes.
“We’re looking to partner with developers that are open to the childcare industry and are aware of the inherit beneficial demographics that we bring into existing centers and the development benefits for every shopping center or community we go into,” said Weiss. “Even at three-quarters full, we are bringing 120 families in and out of that centers development twice a day, and our demographics are the demographics that everyone wants to target. Our customers are young, dual income families with disposable income sought after by every industry.”
Weiss and Harvey are hoping to meet with developers that are eager to do child care deals and help prepare to open 15 to 18 schools in 2018.
